When Should You Sealcoat New Pavement?

After installing a new asphalt driveway or parking lot, protecting your investment with sealcoating is an important step. However, it’s essential to resist the urge to sealcoat too soon. Premature sealing can lead to future damage and unnecessary expenses. Properly installed and maintained asphalt can last up to 30 years, but timing your sealcoating is key to maximizing its lifespan.

Allow the Asphalt to Cure

New asphalt needs time to harden before it can be sealcoated. Freshly laid asphalt contains oils that make it flexible, and these oils must evaporate for the surface to fully cure. For best results, wait at least 90 days before applying sealcoat. If possible, extend this waiting period to 9–12 months to ensure the asphalt has reached optimal strength. Sealing too soon can trap chemicals within the asphalt, leading to tire marks, imprints, and premature cracking. Even the weight of a sealcoating machine could leave imprints on soft asphalt.

Choose the Right Time to Seal

Once the pavement has fully cured, it’s time to sealcoat. The ideal temperature range for sealing is between 50°F and 90°F, making autumn an excellent season for the task. Ensure the surface is completely dry, with no moisture present, and check that the weather forecast shows no rain for at least 48 hours. Rain can dilute the sealer, preventing it from properly curing and protecting the asphalt.

Maintain Your Pavement Regularly

To keep your pavement in excellent condition, reapply sealcoat as part of your regular maintenance routine. While annual sealing isn’t necessary, applying a fresh coat every three years is typically sufficient to shield the surface from weather-related wear and tear. Additionally, inspect the pavement periodically for cracks or uneven areas, especially if you live in colder climates. Filling cracks promptly can prevent water from seeping into the subgrade and freezing, which can cause the pavement to heave and lead to larger cracks or even full replacement.
